Keystone Realty Services serves clients in the acquisition and disposition of properties for income or development, and provides property management services for investors. We believe that every investment portfolio of significant size should include real estate.

Keystone was providing on-site management for an out of state family that owned an office building in Nashville that was leased to the State. When the 15 year lease expired, the State exercised their option to buy the building. Keystone found two office properties in Knoxville consisting of four buildings and led the family through an IRS 1031 Tax Deferred Exchange. Critical information regarding handling of the proceeds from the sale was provided by Keystone, verified, and the transaction closed allowing the owners to preserve a substantial amount of money. In addition, Keystone found the family a loan at a below market rate of interest that is increasing their return on the investment.

Keystone, working with another Broker, was looking for a property for a suburban water district operation that had outgrown their building. The search had been ongoing for some time before Keystone became involved. Keystone contacted AMC Theatres about their location in that area. The theatre was operating and was not on the market. AMC gave Keystone a price which was appropriate for the market in which it was located and the client presented a contract, did their due diligence, and closed on the acquisition.

Keystone has represented multifamily developers in finding and purchasing land. In Middle Tennessee; Nashville, Gallatin and Lebanon. In East Tennessee; Knoxville and Lenoir City.

Keystone provides support for both owners and tenants during the tenant improvement process. The space is updated according to tenant needs in accordance with owner and code requirements by facilitating coordination with various service providers for all sides so that the property is configured to best serve both parties.

Jim Dunn, CCIM®, CPM

Jim is the Principal Broker of the Nashville office. He is also a Founding Member of Capstone Business Advisors LLC, a company that provides acquisition, disposition and consulting services to business owners.

Jim holds the Certified Commercial Investment Member (CCIM) designation from the Commercial Investment Institute and the Certified Property Management designation (CPM retired) from the Institute of Real Estate Management, each of which requires the demonstration of expertise and experience as well as classroom study. He taught courses in Investment Property Analysis for 20 years in the CCIM Institute designation education program and served on various committees. He has been elected a member of the Society of Fellows for his service to the Institute.

Bradley Dunn, CCIM®

Bradley is the Principal Broker of the Knoxville office and member of East Tennessee Realtors® joining Keystone as Facility/Property Manager in 2006. He earned his Tennessee Affiliate Broker real estate license in 2007, his Tennessee Broker license in 2010, and later the CCIM® designation. He divides his time between East and Middle Tennessee and is involved in ongoing management of investment properties including, along with the direction of property owners, the supervision of tenant build outs. He also works with buyers to locate and acquire income producing properties, and land acquisitions for development, including multi-family developments.

Prior to that, he worked in construction and apartment maintenance and management in Nashville and Knoxville. Additionally, he worked in high speed internet technical support with customers and installers. He is a graduate of the University of Tennessee in Knoxville.

Cliff Helton

Cliff brings over 35 years of experience in commercial development, management, and construction, as well as extensive residential construction experience to our Knoxville team. He is Managing Partner of N.A.C. and Associates which has developed, owns, and manages multiple properties in the Knoxville area. He is owner of Cliff Helton & Associates Construction, a full service construction company with experience in both commercial and residential remodeling and new construction.

Cliff is a graduate of the University of TN in Business Administration and is a member of East Tennessee Realtors®. He holds a Tennessee Affiliate Broker Real Estate License as well as a combined Residential and Commercial Contractor’s License. His experience as developer, contractor, owner, and property manager primarily in the retail and office-warehouse sectors gives him a unique perspective when assessing the potential acquisition or sale of real property.
